Kiambu’s ‘Bedroom’ Boom: Nearly 2,000 Affordable Homes Rise to Ease Nairobi Pressure
Kiambu Town is poised for a major transformation as a new affordable housing project targeting nearly 2,000 units takes shape, reinforcing its status as Nairobi’s primary residential satellite.
The Kiambu Affordable Housing Project, under the government’s Affordable Housing Programme (AHP), is designed to meet surging demand for decent, accessible housing among thousands who work in the capital but live outside it. The initiative is expected to ease congestion in Nairobi while improving living standards for commuters.
Launched in October 2025, the development features 14 residential blocks that will deliver 1,977 housing units. The project offers a mix of studio, one-bedroom, two-bedroom, and three-bedroom apartments, distributed across Social, Affordable, and Market-Rate categories to accommodate a wide range of income groups.
In addition to housing, the project incorporates key social and commercial amenities aimed at creating a self-sufficient community. These include 39 retail shops, a kindergarten, a clubhouse, a garbage collection facility, an underground water tank, and a power house.
The development is already contributing to the local economy, sustaining an average workforce of 200 people while opening up opportunities for local suppliers and small businesses linked to construction and retail.
Authorities say multi-agency teams coordinated by the State Department for Internal Security and National Administration are on the ground to ensure smooth progress. The teams are tasked with securing construction areas, streamlining administrative processes, and fostering engagement with the surrounding community.
The project forms part of a broader government push to decentralize urban growth and expand housing access in satellite towns. Once complete, it is expected to significantly reshape Kiambu’s housing landscape and further cement its role as a critical support zone for Nairobi’s workforce.
