Kiambu Rises: Landmark Housing Project Set to Transform Nairobi’s ‘Bedroom

Kiambu Town is on the cusp of a major transformation as a flagship affordable housing project takes shape, reinforcing its status as Nairobi’s “bedroom” and a critical residential hub for the capital’s workforce.

The Kiambu Affordable Housing Project, implemented under the government’s Affordable Housing Programme (AHP), is responding to surging demand for quality homes among thousands of Nairobi-based workers seeking residence closer to their places of employment. The initiative is expected to ease mounting pressure on the capital while enhancing living standards in neighbouring Kiambu County.

Launched in October 2025, the project comprises 14 residential blocks and will deliver 1,977 housing units upon completion. The units range from studios to one-, two-, and three-bedroom apartments, catering to diverse income groups through Social, Affordable, and Market-Rate categories.

Designed as more than just a housing estate, the development will feature 39 retail shops, a kindergarten, a clubhouse, and critical infrastructure including a garbage receptacle, underground water tank, and a power house. The integrated setup aims to foster a self-sufficient, community-oriented living environment.

Beyond housing, the project is emerging as a key economic driver in the region. It currently sustains an average workforce of 200 people while boosting local businesses through construction supply chains and anticipated retail activity, injecting much-needed income into the local economy.

To facilitate seamless implementation, the State Department for Internal Security and National Administration is spearheading multi-agency coordination efforts. These include securing construction sites, enhancing administrative efficiency, and strengthening community engagement.

As the development progresses, the Kiambu Affordable Housing Project is poised to play a central role in Kenya’s broader housing agenda, offering a blueprint for sustainable urban expansion and inclusive growth beyond Nairobi’s boundaries.
